For
Sale in March/April 2004
Situated in the Waveney Valley
Village of Herringfleet / St. Olaves
Country house for sale on Norfolk / Suffolk border. Approx. 10 miles from Gt. Yarmouth or Lowestoft and 25 miles from Norwich.
Hill House,
Herringfleet, St. Olaves is an impressive Victorian residence built approx.
1900. The location is absolutely unbeatable and it has one of the best views of
the River Waveney obtainable. The house is located on the stretch of road between
the village of St. Olaves and Somerleyton. As you drive out of St. Olaves there
are about ten houses well back from the main road on the right hand side. Six or
seven of these have views of the River Waveney and surrounding marshes. This
house has the best view of all.
This is a very rare opportunity to purchase a house in this area. Absolute
privacy, stunning views and river access with moorings.

It is with much
regret that we sell, but we have to downsize for the present occupant who is
getting on in years. This house has been our family home for many years and has
in fact only been under the ownership of two families in over one hundred years.
This is a prime and rare opportunity for anybody looking for a
private location with magnificent gardens and river access as well as stunning views.
The house is approached by a private tree lined lane shared by 2 other houses.
Ours being the last along the lane. No other houses are visible from the
property, you are afforded total privacy. Gardens stretch to approx. 5 acres and
offer an abundance of plant and wildlife. There are many large trees
including magnificent Wellingtonia, Copper Beech, Chestnut, Oak and Pine
trees. The many other trees are mostly Douglas Fir, Scots Pine and Silver Birch.
The garden also has a magnificent variety of Rhododendron bushes which flower in
late Spring mostly in shades of pink, purple, red or white.

The first entrance hall leads into another entrance hall off which there is a large sitting room, large dining room and large kitchen/breakfast room. At the back of the kitchen is a scullery with a door to the back of the house. Access to the cellar is from the kitchen. There is another door to the front of the property, leading from the second entrance hall. On the first floor there are three large bedrooms and 2 smaller bedrooms. There is also one other room on the same level that may be used as a bedroom. There are 2 bathrooms and 1 toilet on the first floor. A further flight of stairs takes you up to the attic, which has 2 large rooms and access to the roof.
In the grounds there is one large double garage (2 cars) with a workshop attached. There is one other smaller garage to house one vehicle. At the back of the house is a small shed for storing wood or coal as well as a walled garden which is fronted by a greenhouse.
The property also has 2 river plots; one which borders directly on the River Waveney suitable for mooring and launching small boats.
